In addition to our residential practice, we also provide services as commercial real estate agents. We have found that many of our clients like working with us on both their residence and their business real estate needs, including commercial investment properties, but many of our commercial clients come to us only for commercial representation. This section covers commercial real estate in depth, both as a primer and as an explanation of the services we can provide.
Kerry Beach and Connie Beach are both members of the Charlotte Region Commercial Board of REALTORS® (CRCBR). Connie has completed the Commercial Certificate Program at CRCBR, and intense overview course on all areas of commercial real estate practice. Kerry had business experience dealing with retail, office and manufacturing space needs prior to becoming a real estate agent, and has become experienced in several different commercial application areas. We maintain memberships in several commercial listing systems in order to provide effective location of properties for buyers and tenants we represent, and to provide maximum exposure for sellers and landlords we represent.
The first topic in this section is Commercial Real Estate Compared to Residential Real Estate. Most clients are familiar with residential real estate practice from having bought and sold homes. Commercial real estate practice has some similarities, but differs radically in many aspects. This topic helps to set your expectations when discussing possible commercial real estate needs and interests.
The Retail Real Estate topic presents major points regarding real estate associated with retail businesses. Retail businesses are those which sell goods or services to the consumer population at large, although there are many retail businesses that cater to a specific sub-group of consumers, often called specialty retail. A readily accessible and attractive location, and a location near to lots of target customers, are key elements of retail space. In general, retail real estate is the most expensive per square foot of all commercial properties.
The Office Real Estate topic refers to real estate that primarily provides space for office workers, although it may include a retail component if customers are directly served at the same location. Office space generally is the second most expensive real estate per square foot.
The Warehouse and Flex Space topic addresses properties that provide storage for goods and material, with a portion of the same space possibly being used for office or retail space ("flex" space). Many businesses need a combination of showroom (retail) space, office space and storage (warehouse) space in the same location. If their retail need does not require an expensive location, then flex space in a commercial or industrial park may be a good solution.
The Manufacturing and Industrial topic discusses these classes of commercial real estate in brief. Manufacturing and industrial properties tend to be very unique to the business or operation they were built for originally, and often require substantial modification for subsequent reuse.
The Land topic covers raw land purchased for development of residential or commercial properties.
The Multi-family Residential topic discusses multi-family attached housing, from duplexes to apartment buildings. Multi-family, depending on the number of units, is an interesting mix between residential real estate and commercial real estate.
The Commercial Investment topic discusses how various types of commercial properties can be used as investments.
